Draft of 6 October 2026
Terms
These are the terms for using Roomalert as it is now: a free service that tells you when a room or studio comes up in Amsterdam or Utrecht, and that lets you place a room yourself.
Who Roomalert is
Roomalert is a service of LWD Services B.V., Chamber of Commerce number 90501187, [postal address: to be filled in by the owner]. You reach us at info@roomalert.nl.
What the service does
- Roomalert sends you an alert through Telegram, and by mail if you want, when a room or studio comes up that fits your search.
- Every room shows the facts that are known, with labels for rental length and for registration, and a warning when something looks like a scam.
- You can place a room yourself, and exchange messages through the bot with whoever responds.
- The service is free at this moment. If a paid plan comes, separate terms will apply to it, which you get to see beforehand.
What Roomalert does not promise
- Roomalert is a notice board and an alert service. It does not mediate, does not select tenants and is not a party to any tenancy agreement.
- Roomalert does not promise that you will find a room, how many alerts you will get or how fast an alert arrives.
- The rooms come from others: from people who place them themselves and from other sites. Roomalert does not check whether what is said about a room is true. A placed room is checked before it goes out, automatically and by a person in case of doubt, but that is not a guarantee.
- The labels and the scam warning are an aid. A label can be wrong or missing, and a room without a warning can still be dishonest. Never pay before you have seen a room.
If you place a room
- You only place a room or studio that really exists, that you are allowed to let, and of which the details are correct.
- You ask for no payment before a viewing and for no key money.
- You exclude nobody on origin, nationality, religion, sex, sexual orientation or disability.
- You put no phone number, mail address or link in the text; responding goes through the bot.
- The photos you send are of the room itself, and you are allowed to use them.
- Roomalert may refuse or take down a room. You are told why.
If you respond or send messages
In conversations you behave as you would towards someone at the door. No threats, no insults, no advertising, and no attempts to get money out of someone. Either side can report abuse; Roomalert then gets to see the conversation.
Blocking
Whoever does not keep to these terms can be blocked. A blocked user can no longer place or respond. If you disagree, mail info@roomalert.nl.
Stopping
You can stop at any moment. /verwijder in the bot erases your data. What is kept and for how long is in the privacy statement.
Liability
Roomalert does its best to make the service work well, but cannot vouch for what others place or write, nor for failures at Telegram or at other sites. [To be settled by the lawyer: the limits of the liability of LWD Services B.V., and what by law cannot be excluded towards consumers.]
Changes and law
These terms can change; the date at the top says which version you are reading. [To be settled by the lawyer: how changes are announced, the applicable law and the competent court.]
